Slipped tiles, nail sickness, mortar missing from the ridges, slipped ridges, rotten lath, lead flashing missing, missing felt or no breathable felt may be a reason for a new maintenance free roof…
Nail sickness: A term which applies to nails that have run their course, causing slates to become unsecured and potentially dangerous, the main cause of tile and slate slippages and subsequent leaks.
Rotten timber
Pre-1940 homes, most of the timber battens/laths were not pressure treated or impregnated with any sort of protection. British standard 5534 lath/battens are now pressure treated.
Frost damage and Porous tiles
Most roof coverings have a determined life expectancy as set by the manufacturer. These should be adhered to and a common sense approach should be applied when repairing old roofs way past their designated life expectancy. Early indications of such issues may be: Porous concrete tiling problems when the tiles are turned over, and extensive frost damage and delamination to clay and slate tiles.
Cost considerations
Repairing a roof can be a perennial thing. If you are happy to repair and maintain a roof yearly, then be prepared for some regular expenditure. The financial case to answer is often one of: How many times do you repair an old roof before you save up and have it replaced? Midwest Roofing Estimator can give advice on the cost for repairs and if it may be financially beneficial to renew the roof.
Lower energy bills, It is no surprise that, with hot air rising throughout a building, it is estimated that 76% of this heat loss occurs through the roof. The data suggests that since the 2004 Government schemes to insulate lofts, this has improved and loft insulation has been a benefit when reducing energy consumption and bills.
Lower maintenance costs, More obviously, installing a new roof will ultimately remove the need for constant repair and maintenance. Older roofs require constant maintenance and new roofs should be fairly easy to maintain with the odd gutter clear annually. The cost saving therefore must be taken into account and added to the financial case to answer when making your decision to re-roof.
Deters cold callers Ever experienced the constant nagging to get the roof replaced?
If you’re tired of that knock at the door about your roof, they are probably all trying
to tout for your business and let you know about damage and repairs that are clearly evident from the ground floor. Ending this constant process by installing a new roof deters any enquires on this matter and certainly demonstrates a reluctance to want to tackle such projects again. It also shows competence and conviction to get things done.
Protects what matters, your biggest asset, With kitchens and bathrooms costing thousands, and plaster and decoration taking endless hours of work and perfection, the impact of leaking roofs can devastate internal rooms, fixtures and fittings. Year after year, we see devastation around winter time, often leading to huge internal bills for repair. Whilst insurance companies may support customers when this happens, nothing is a given if the roof is proven to be as a result of wear and tear, and the impact can be that most homeowners have to fork out the time and money to put things right.
Midwest Roofing also undertake general pitched roof repairs, stopping leaks, replacing broken tiles or slates, lead work, re-pointing ridge tiles and fixing guttering. Scaffolding – Skips – Ventilation – Dry Ridge Systems – Treated British Standard 5534 Battens – Fixings – Slates – Tiles – Timbers – Breathable membranes and accessories all taken care off.
Slate benefits from a whole range of natural properties which makes it a perfect material for roofing. Highly resistant to chemical reactions caused through acid rain and pollution, it is durable and long lasting, and will be unaffected by extremes of temperature or the persistence of UV light. It is also for their aesthetics that slate roofs are the preferred medium of most contractors, so it’s a real shame when something goes wrong.
Often guaranteed for 100 years, falling debris or nail sickness can damage slate roofs leading to leaks or rot, heat loss and safety concerns. Whether it’s a tree in a gale, or the rusting of the nails affixing the slates, there’s no guarantee that you won’t need to perform any maintenance during this time.
At Midwest Roofing & Maintenance we provide full repair work to any and all slate roofs, whether there is an emergency that needs to be taken care of within 24 hours, or just a few loose slates that need fixing.
Available in an incredible array of styles and colours, clay tiles are some of the most common used on roofing in the UK for their versatility in design and aesthetic appeal, as well as their value for money. Finished with waterproof glazes, clay roofs look stunning in the sunlight, showing off individual flare and adding value to a property, and with natural reflective properties will improve the thermal efficiency of a building. Slightly more brittle in nature than the heavyweight of slate, with precision craftsmanship clay roofing tiles can often guarantee a lifespan of at least 60 years.

Manufactured from fibre-reinforced cement products, concrete tiles are becoming ever more popular as their quality improves. Often covered in plastics, enamels or recycled products in order to improve their finish and overall aesthetic, concrete roofing is very durable, with a considerable lifespan and low maintenance requirements.
Inherently resistant to rot and insects, concrete provides excellent fire protection and will ensure a safe and secure property for years to come. Used in place of clay tiles, concrete roof tiling can mimic the look, whilst overcoming the structural problems of the weight of the clay.
With a huge range of available designs, Midwest Roofing can offer a whole host of roofing systems to suit your needs.
Maintenance of Concrete Roofing
Unless properly sealed, concrete tiled roofs are often subject to water leakage which can eventually cause rot in the roof. They are also prone to the unsightly propagation of algae and moss, which, whilst not immediately damaging to the integrity of the structure, can cause problems if left unattended, and will need to be power washed from the surface from time to time.
Though extremely strong and durable, especially when reinforced, concrete tiles can suffer from the same issues of nail sickness and unforeseen damage that can cause the roof to become unstable and potentially dangerous.
